Planned Development Approval, Tentative and Final
Planned Development Approval, Tentative and Final is a type of approval for an authorized use which may be granted by the Board of Commissioners in accordance with Article V of Chapter 130, Zoning. Nonresidential uses by planned development are Conditional Uses granted in accordance with the express standards and criteria of Chapter 130. Subdivision and Land Development Approval is a type of approval for the division or redivision of a lot, tract or parcel of land into two or more lots under the provisions of Chapter 114, Subdivision and Land Development, and Chapter 130, Zoning. Simple Subdivision Approval and/or Simple Land Development Approval
Simple Subdivision Approval and/or Simple Land Development Approval are types of approvals that may be granted by the Township Manager. See the Flowchart, Checklist and other pertinent information listed below.
Simple Subdivision Approval involves a resubdivision of a previously recorded plan approved by the Township, or unbuildable lot where the lots have different zoning districts, which does not create any increase in the number of lots, does not involve any new street or easement of access or the extension or creation of any public or private improvements, which does not adversely affect the development of the remainder of the parcel or adjoining property, and which is not in conflict with any provisions of Chapter 114, Subdivision, or Chapter 130, Zoning.
Simple Land Development Approval involves a revision in a previously recorded plan approved by the Township which has minimal site and traffic impact, does not create any increase in the number of lots, does not involve any new streets or easements of access, does not adversely affect the development of the remainder of the parcel or adjoining property, and which is not in conflict with any provisions of Chapter 114, Subdivision, or Chapter 130, Zoning.
Public and Private Improvements Approval and Acceptance.
All public improvements to be dedicated to the Township must be constructed in accordance with the Public and Private Improvements Code, Chapter 99, prior to acceptance by the Township. See the attached Guidelines and Flowcharts and other information listed below.
