Property Assessments

All properties in the Township are assessed by the Allegheny County Office of Property Assessment and assigned a Fair Market Value. Municipal governments are not permitted to realize more than a 5% increase in revenues as a result of increases in total assessed valuation.

The assessed values of all Township properties are available for review in at the Township Tax Office or on Allegheny County's Real Estate Website.

Beginning in 2001 all properties are assessed at 100% of their market value.

Tax payers may calculate their property tax in the following manner:

  • Multiply your home's Fair Market Value as assigned by Allegheny County by
  • Upper St. Clair's current Millage Rate and
  • divide the result by 1000

Allegheny Senior Appraisal Program (A.S.A.P.)

Allegheny County Treasurer, John Weinstein, has announced a program to help senior citizens with their appeal hearing by offering a 50% discount coupon toward a certified real estate appraisal.

To be eligible to participate, area seniors must have already qualified for the Allegheny County Act 77 - Senior Citizen Tax Discount Program.

The Certified Appraisal Companies who have agreed to participate will accept a coupon which qualified seniors will receive with their 2002 County tax bill.
