Home Occupations

The number of home-based workers in the United States continues to grow. For the community, home-based work achieves savings in the provision of transportation, parking, and day care facilities. In addition, the presence of adults working at home during daytime hours contributes to the general vitality and safety of neighborhoods.

Home-based businesses (also called "home occupations") are regulated in Upper St. Clair because of their potential impact on residential neighborhoods. The Zoning Code prohibits home-based businesses from generating heavy traffic or unreasonable demands for parking, using noisy machinery or bright lights at late hours, or erecting unattractive advertising signs.

Operators of home-based businesses in Upper St. Clair are required to obtain zoning approval which is accomplished through a home occupation permit (PDF).

It is difficult to determine exactly how many home occupations exist, because some may not be registered with the Township; however, zoning approval records provide an indicator of home occupations being conducted in the Township.

  • Catering (with no storage of specialized vehicles on the lot)
  • Contractor (with no storage of equipment on the lot)
  • Computer programming/data processing/writing
  • Day care
  • Dressmaking/sewing/tailoring
  • Home crafts (studio only)
  • Housekeeping/custodial service
  • Interior Design
  • Jeweler/watch repair
  • Locksmith
  • Mail order
  • Manufacturer's sales representative (with no storage of retail goods)
  • Photographers
  • Professional occupations and bookkeeper, drafting, graphic
  • services, consultant, clergy, and counselor
  • Repairs of television and other electrical appliances (excluding major appliances such as refrigerators, etc.)
  • Telemarketing
  • Travel Agent
  • Tutoring or Instruction (e.g. arts and education)
  • Word-processing/typing/secretarial service
